Routine Maintenance Requests: We prefer that you submit your requests for routine maintenance to us online using the Tenant Portal located on the Tenant tab. If you have an emergency maintenance request, please call the Emergency number listed above.

Examples of routine (non-emergency) maintenance items are:
1. Lost Key
2. Stopped up toilet (if there is another commode available)
3. Stopped up sink
4. Leaky faucet
5. A/C not functioning
6. General Repairs

Examples of emergencies are:
1. Security or Health Hazard
2. Entry lock malfunctioning
3. No heat
4. No hot water
5. Water flooding
6. Sewer backup
7. Stopped up toilet (if there is only one commode in unit)
8. Electrical outlet smoking/sparking
9. Lockout (we do not guarantee lock out service, but will coordinate a locksmith for a charge)

Please note that service response times for emergency maintenance are dependent upon the availability of certain subcontractors.
